Cochrane Year to Date Sales 6% higher than last year and Benchmark Price 9% higher
Over the past few months, despite a slowdown in sales, year-to-date figures remain nearly 6% higher than this time last year. However, like many other regions, Cochrane has seen an increase in new listings. With 174 units on the market and 58 sales in September, the month's supply of inventory increased to three - the first time it's reached this level since the end of 2020. A balanced market is typically felt with 3-6 months of inventory.
While supply levels are improving, they are still below long-term averages. This increase in inventory has helped ease the upward pressure on home prices. In September, the unadjusted benchmark price was $578,300, holding steady from the previous month and nearly 9% higher than the same period last year.
